Joseph B. Simmons
Tenant Representation Specialist
The owner of OfficeLeaseSpace.com, Joe has over twenty-five years experience in office leasing, development and acquisition. He has represented tenants and owners in leasing and development of over one million square feet of office space and has been involved in purchases and sales of over $100,000,000 in assets. Also a licensed attorney, he has an extensive background in legal issues related to commercial leasing and acquisition.
Prior to forming OfficeLeaseSpace.com, he was a partner with Bourn Partners Texas, Ltd. and the designated broker for Bourn Partners I, LLC. In those capacities, he was one of the partners responsible for leasing and acquisition in Texas, including the purchase of two significant planned mixed use projects totaling almost 500 acres. Before Bourn, he served as one of two Austin Directors for Prentiss Properties and assisted in the development and leasing of Barton Skyway I-IV, a multi-building project totaling approximately 900,000 square feet. Mr. Simmons’ responsibilities at Prentiss included procuring new office developments, leasing, tenant representation, and build-to-suit opportunities in Austin and the surrounding area.
Mr. Simmons was also one of the founding principals and president of Blake Realty Advisors Inc. Formed in 1992, this company specialized in tenant representation and sales. Along with his partners, Mr. Simmons helped build Blake Realty Advisors into one of the premier tenant representation and office/industrial sales brokerages in Austin and its surrounding communities. The company was one of the leading commercial real estate firms with combined leasing transactions totaling over 1,000,000 square feet.
Formerly, Mr. Simmons was also an attorney with the law firm of Andrews & Kurth. Mr. Simmons belongs to the Texas State Bar Association, and was a past member of the College of the State Bar of Texas. In addition, he is a member of the Austin Real Estate Council and the Commercial Leasing Brokers Association.
Mr. Simmons obtained his undergraduate degree in Accounting, with honors from the University of Texas at Austin. He acquired his J.D. from Baylor University School of Law.

Associate
Patrick recently joined OfficeLeaseSpace.com as an Associate. He is responsible for the extensive research, design, and organization of tenant packages used for existing and potential clients. Patrick brings experience in gathering information on a variety of different types of properties. By keeping our clients aware of what is going on in the market, he works to get them the best possible deal for their office space.
Before joining OfficeLeaseSpace.com, Patrick worked with distressed properties as an REO Specialist for Re/Max Austin Advantage. He successfully marketed and assisted in the sale of many residential properties throughout the Austin area.
Patrick received his undergraduate degree in Art with an Economics minor from Centre College in Danville, KY where he was a two-letter, All-Conference collegiate athlete in swimming and track & field.
